Air conditioning Brighton

Brighton is one of Melbourne’s oldest suburbs, and its streets carry a long list of named heritage precincts, from Elm Grove and Hartley Street to the Grosvenor and Normanby Estates. For a heating and cooling installer, that changes the job: the question is not only which system suits the house, but where every visible part of it will sit.

Air conditioning Brighton homes starts with a site visit. We look at the frontage, the side and rear setbacks and the roof space, then recommend ducted air conditioning or a split system with the outdoor unit kept out of street view where possible. The housing is varied: at the 2021 Census, 57.2% of occupied dwellings were separate houses, 22.4% were semi-detached or townhouses and 19.8% were flats or apartments. We install Daikin, Mitsubishi Electric, Panasonic, ActronAir, Samsung and Hisense, and I Heat and Cool has been installing heating and cooling for over 20 years.

Air conditioning in Brighton's heritage precincts

Bayside’s local heritage policy names air conditioning directly. It says to site all ancillary services, including air conditioning plants, so they are concealed from the street. That policy sits alongside the statewide Clause 43.01-1, under which a planning permit can be needed on a Heritage Overlay property for domestic services normal to a dwelling if they are visible from a street (other than a lane) or public park.

Brighton’s precincts include Cowper Street, Elm Grove, Hamilton Street, Hartley Street, Munro Street, New Street, Westley Avenue, Asling Street, Bay Street, Martin Street, Durrant Street, Lawrence Street, Male Street, Moffat Street, Orchard Street and North Road, among others. If your home is in one of them, plan the install before you choose the equipment.

  • Outdoor unit: at the side or rear, behind the fence line, or facing a rear lane, since the clause excludes lanes from what counts as a street.
  • Ducted systems: outlets in the ceilings and the plant out of sight, so the front of the house is left as it is.
  • Split systems: indoor units on internal walls, with piping run through the roof or under the floor rather than across the facade.
  • Post-war houses: Amendment C192bays, gazetted 9 October 2025, applied the Heritage Overlay to 50 post-war modern houses and one group listing across six Bayside suburbs, Brighton among them, so a newer home can be listed too.

Comfort still comes first. The Bureau’s Melbourne (Olympic Park) station, with records from 2013 to 2026, averages 32.7 days a year at 30°C or hotter and 9.2 days at 35°C or hotter. A zoned ducted air conditioning system handles those days without a unit on every wall.
