South East Melbourne has two kinds of home to heat and cool: older post-war houses, and the townhouses and apartments going up around them. In Glen Waverley, major development came in the 1950s to 1970s on big blocks, typically 800 square metres in size, and renewal of that ageing stock frequently involves subdividing the bigger blocks into townhouses. Springvale’s post-war housing growth showed most clearly in the early 1960s.
The Census shows the change. In Clayton, only 35.4% of occupied homes were separate houses in 2021, against 42.5% semi-detached or townhouses and 21.7% flats or apartments. Dandenong was close to an even split, with 41.4% separate houses and 39.0% semi-detached or townhouses. The Greater Dandenong Planning Scheme encourages apartment and townhouse development around the Dandenong, Springvale and Noble Park activity centres.

That mix decides the system. A townhouse or apartment usually suits a split system; where courtyard or balcony space is tight, a multi-head unit can run several indoor heads off one outdoor unit. An original house on a larger block often suits zoned ducted reverse cycle, which can take over from an old gas ducted heater and add cooling in the same install. Owner-occupiers are not required to replace a gas ducted heater with electric, even at end of life, so that decision is yours.
Around Oakleigh station, three Heritage Overlay area precincts take in streets north and south of the railway, and a unit that shows from the street there can need a planning permit, so we settle outdoor unit positions before installation. Summers inland run hot: the Bureau of Meteorology’s Scoresby Research Institute station, now closed, averaged 31.0 days of 30°C or above per year over 1965 to 2026.
